A free assessment that profiles your unit — age, orientation, ventilation, past leaks and neighbour-unit patterns, plus noise and UV exposure — into a risk score, the structural weak spots, and the prevention priorities worth acting on first.

Aira Sense — live room data
Humidity, temperature, CO2, TVOC and particulates, measured continuously in the room itself. This is the layer that turns the two indices from a forecast into a fact about your living space — and the one that confirms a service worked.
Both indices are AI-calibrated on 3,000 customer data points and Singapore environmental sensor data, so alerts, service timing and post-visit verification rest on measurement rather than assumption.
What it measures

Each reading answers a practical question about the air and surfaces you live with — and each one maps to an area of care.

- Sustained hours above roughly 70% RH is what feeds biological growth. Aira Sense counts those hours instead of showing a single number.

- Dew point and cold-surface risk
- Paired with humidity, it predicts condensation on aircon ledges, window reveals and cold water pipes before marks appear.
- CO2
- Ventilation adequacy
- Rising overnight CO2 in a closed bedroom means air is not exchanging — the same stagnation that lets moisture settle on surfaces.

- Chemical off-gassing
- New furniture, fresh paint, cleaning products and a fouled aircon coil all show up here. Useful after renovation and in nurseries.

- Particulates and haze
- Tracks haze intrusion, cooking load and aircon filter condition, so care happens on evidence rather than habit.

Aira Sense is the measurement layer behind Pico X Care. An outdoor index (AMRI) reads Singapore's daily mould pressure, a household assessment (the Aira Home Wellness Index) profiles your unit's structure and history, and a small in-room unit measures humidity, temperature, CO2, TVOC and particulates live. Both indices are AI-calibrated on 3,000 customer data points and Singapore environmental sensor data.
Do I need a sensor to book a service?
No. Every Pico X Care service can be booked on its own. Aira Sense simply removes the guesswork: with readings in place, care is timed to what your environment is actually doing rather than to an arbitrary calendar.
What do the readings claim — and not claim?
The readings describe environmental conditions: moisture, ventilation, chemical off-gassing and particulate load. They are not a medical device and make no diagnosis or allergy claim. They tell you when the environment needs attention; personal health questions belong with a healthcare professional.
Where does the household assessment happen?
The Aira Home Wellness Index is a free assessment carried out with Aira — it profiles unit age, orientation, ventilation, leak history and neighbour-unit patterns, plus noise and UV exposure, and returns a risk score with prevention priorities.
What happens to my home's data?
